It was going to be an only ordinary apartment buildings...


"....Not far ago in place where the monumental White Mansion-house in Orlowo was situated, an investor wanted to build three apartment buildings. However it turned out that the mansion-house will be constantly reconstructed.

The White Mansion-house was designed in 1926 by famous architect Antoni Jaworski on request of Jan Maciaszka end his wife Łucja. Soon increased one of the most luxury pension which arised in Gdynia in the period of time beetwen Two World Wars .
The building which is today standing at Przebendowskich 3 Street in Orlowo, doesn’t remind an monumet building at all. The White Mansion-house for ages has been expanded and "improved" – today it is in disaster technical condition and it needs to be dismantling. The city site planning showed so far that building will disappear and in this place the housing estate will be built. However it turned out that a new owner of this area Allcon Osiedla company is going to reconstruct the White Mansion-house
- Decision about reconstruction of the White Mansion-house I made a few weeks ago under impression of Sławomir Kitowski presentation about history of Gdynia’s architecture – says Arkadiusz Łuczycki the President of Board of Allcon Osiedla Sp. z .o.o.. When I saw the archival photos the reconstruction happen to be the only possible solution for me. There are locations which can’t be build by apartments because it will be the degradation of this places. The most important fact is that it will be unrepeatable investment. We realize many kind of investments for all spectrum of clients but the White Mansion-house will be one of the most luxury offer in Tricity. Tri-city’s office buildings – stabilized market


In Tri-city there is 140 000 m2 of office surface area. To compare, this year in Warsaw there will be delivered to use the office-service complex which total surface area is about 120 000 m2.(...)
Though much more number of economic subjects in Gdansk market the city has in its resources about 52 000 m2 of modern office surface area (53% of Tri-City office surface area).
To the most modern office building in Gdansk ranks:
• Allcon Dmowskiego Centrum with the surface area of 4 000 m2, all rented
• Centromor, rented in 80%
(...) Nowadays under construction there is office building – second phase of investment known as Allcon Słowackiego Centrum of Allcon Investment Sp. z o.o., at Słowackiego 171 Street in Gdansk.
Five-storey office building with the surface area of 6 000 m2 is located in the close neighborhood of the Gdansk airport and the Tri-City ring road. Construction works were begun in June 2004, finishing of the investment and deliver to use is foresee at the end of March 2005. Allcon Słowackiego Centrum II continues the investment of Allcon Słowackiego Centrum I – built for one tenant needs – Intel Technology Poland Sp. z o.o.. New building will be connected by link with already existed building – the main tenant will be Intel. Remainder tenants are from IT branch as well. This way the investor enrolled in long-term strategy politic of the city. According to the proposition this district was going to be Gdansk Siliceous Valley.

For sure: three of them...three companies – one strategy, three tactics


Mariusz Białek the President of the Board of Allcon S.A., Sergiusz Gniadecki the President of the Board of Allcon Investment Sp. z o.o., Arkadiusz Łuczycki the President of the Board of Allcon Osiedla Sp. z o.o. ... joined together their fortunes 15 years ago. It started from common company, but soon the requirements of the market and expanse of activity, which they took on, imposed next transformations, thereupon increased three companies – sisters, which compete each other in realization of common projects. Each of them run the several Allcon, with the owner control in the other Allcons at the same time – it is the structure of the Group. They are individual solving the tactical maters in running companies, however together they are setting the strategy of Group, and when is needed – they are supporting each other, not only with capital, but also with experience. This system of three leader allow each of them to individual realization, to note not only common but also personal success.
Aleksandra Chomicka: - Have been looking on a company extension for a few years I can’t not to ask the question – why you don’t range for more?
Mariusz Białek: From the beginning we are sticking to the same strategy which- maybe from one side it looks like – imposed us some limits. Long time ago we decided: not only a job and not at all costs. We assumed to build strong, significant group and respect regional group. And we achieve it. Maybe it will sound immodesty, but in pomeranian region we are in first building league. We have always assumed that any development in Allcon Group will happen in quality way not quantitative. We want to build better not more than the others. I appreciate above all that our partners, subcontractors and employees are sure that on our solidity they can rely on.
AC: What is the recipe to protect oneself on so “undermine" market like building market – traps waylays on investors and contractors? In short – Was every investment alike successful?
Sergiusz Gniadecki: We are conscious of our advantages and disadvantages and this is our strong point. Building success is determined by circumstances independent even from the best company as well: for example something what is called conditions cycle. So investors appears periodically, in this way is also create the demand on office areas, and succeed of developer projects is determined by purchasing strength of potential clients. Stable development of Allcon Group is the proof that we can hold the balance between every direction of activity. There are the times when we find together some of the direction of activity the most important, on short distance which is for example the period of priority realization for one company of investment group. Common activity allow to do that. We also have the rule that it is better to lose the auction than to add to the contract or cause the tragedy of small companies, subcontractors which we arrange to the realization of many investments. They verify our reliability the best. You will not hear from nobody that Allcon doesn’t pay, although you can hear that Allcon severely negotiates the contracts and than severely demand to keep agreed conditions....
AC: Those who buy the apartments in Allcon Osiedla are in comfort situation: they knows that it is building by the same company, and nobody in this structure will not “produce" the drawbacks because the same company will have to remove them...
Arkadiusz Łuczycki: Our own execution of work has really great plus of the investment in this character. Maybe it will sound immodesty but the best advertisement for us is the satisfaction of our clients and we have many of them. The apartments are bought by those who had contact with Allcon – the contractor, and also by those who was the institutional clients of Allcon Investment and also clients and colleagues of our clients. The only limits that we meet are the lack of attractive grounds (in sensible price) to housing investments. In this sphere we accepted the tactic of balance development. In 2004 we provided 280 apartments, this year it will be 400, next year 550.

Alfa half-finishing


The building site at Piłsudskiego Street in Olsztyn from the beginning, starting from the half of June 2004, awakes huge interests of the tenants. At this area is arising Alfa Shopping and Service Center.
The general contractor of the investment – evaluated on amount of over 120 mln PLN - is Allcon S.A. from Gdynia. The company belongs to Allcon Group, well known from realizations of many office and commercial buildings (for example very interesting because of it’s architecture The Crooked House at Monte Cassino Street in Sopot), hotels, industrial plants and apartment buildings. The works started in the first half of June 2004 from the site planning and demolition of three buildings. Then it was necessary to do the huge trench demanded to remove 60 thousand m3 of a ground.
- Very important moment was the realization of the gap wall length 200 m, depth 11 m up the earth – says Mariusz Białek, the President of the Management Board of Allcon S.A. - reinforced concrete wall, which arose in the ground, is the element of future outside wall and protect the building from the side of very busy Piłsudskiego Street.
Next stage of the building works, which is now, is to realize the close as-cast condition. At this moment the works are advanced in 75 %. On the building site there are 5 building-cranes and 140 workers of the company and subcontractors companies, among them seven from Olsztyn. There are already finished three storey, on fourth storey works are on the semi-line. To realize still is the last storey where is going to be a cinema.
In March there are going to be done the elevation works and roof cover. The finishing of as-cast condition is accepted to be in half of an April. In this month will start the installation works and inside of the building finishing works, so as till the end of September it will be ready to deliver it to the investor. Thanks to the propitious weather and adoption to the construction prefabricated elements, graphic schedule was overtake for about 3 weeks.
The opening of Alfa Shopping and Service Center in Olsztyn is accepted to be on 15 October 2005. / Gazeta Olsztyńska, 11.01.2005


Yesterday the perch, in March opening. Siliceous Hill in Gdansk


"Just like the United States of America has its own Siliceous Valley, that in Gdansk is arising Siliceous Hill at Slowackiego Street in close neighborhood of the airport and ring road. Next to Allcon Slowackiego Centre, where the Intel Technology Poland has the headquarter there is an Internet Publishing house for Young Digital Poland. In March in five-storey building built by Allcon company where yesterday the perch was hanged there will be Intel’s laboratories and server room.
In welcome speech on the ceremony of hanging the perch, Sergiusz Gniadecki President of the Management Board of Allcon Investment and Mariusz Białek President of the Management Board of Allcon S.A. pointed that new Allcon Center at Slowackiego Street, built in close connection with development of Intel company activity and needs of other new technology companies, evidence of reorganize of Gdansk economical potential from traditional sphere of industry to informatic and telecommunication one.
The toast for modern investment for modern technologies was raising by President of Gdansk Paweł Adamowicz. In the new building, next to one and a half of the storey which is rented by Intel also the lease for gastronomic services was signed with a new tenant - P.
